REMG offers property
owners an inspection process that supplies them with a detailed
report on the condition of their premises at the preliminary,
move-in, and move-out stages.
According to the Landlord
Tenant Act, a property owner that does not provide a tenant with
a prior condition checklist for a property bears "the burden
of proof of damages caused by the tenant to the leasehold premises."
Unfortunately, if a condition checklist is not provided to the
tenant at the time of move-in, the owner may not be able to withhold
any amount from the tenant's security deposit for damages.
In addition, "any
landlord who fails to provide the departing tenant with a written
list of damages and cleaning charges as required by section 70-25-202
shall forfeit all rights to withhold any portion of the security
deposit for the damages or cleaning charges."

a detailed condition checklist prior to tenant move-in. REMG
will do a preliminary and final inspection before tenant move-out.

a tenant moves in, so it can be compared to the condition when
the tenant moves out. An initial inspection before move-in provides
mutually agreed upon documentation of the condition of the premises.
